Skipton lodge is located on a quiet street in Billingham, Our beautifully designed property features two stylishly appointed bedrooms, each with its own smart TV's and comfortable bedding. This home sleeps up to 4 guests with four singles or two super king size beds. Guests have access to on-site private parking which is monitored by CCTV, giving you piece of mind while you stay with us. Situated close to the A19, A66, Teesside Airport, Wilton International, PD Ports, Middlesbrough and many more popular work and leisure locations.

Our home is fully furnished and equipped with modern appliances, TV's (in each bedroom), high speed Wi-Fi, Smart TV with Amazon prime and Netflix. The ground floor provides guests with a comfy sofa and dining area where you can sit back, relax and unwind with a whole array of entertainment.

booking terms and let me know if you have any questions.

1. Reservation and Payment: To secure your reservation, you must pay the total
cost of your stay through the OTA platform. The reservation is not
confirmed until payment is received.

2. Cancellation and Refunds: If you cancel your reservation more than 5 days
before the check-in date, you will receive a full refund. If you cancel 5 or less before check-in, there will
be no refund.

3. Check-In and Check-Out: Check-in time is from 3:00 PM - 00:00AM on the
day of arrival, and check-out time is before 11:00 AM on the day of departure.
If you need to check-in outside of these hours, please let me know in advance
to arrange for alternative check-in arrangements.

4. Maximum Occupancy: The maximum occupancy of the property is 4 guests. Additional guests are not permitted.

5. House Rules: Please respect my home and my neighbours by following the
house rules. These include no smoking, no parties, no pets, and keeping noise
levels down after 21:00 PM. Any violations may result in immediate
termination of your stay without refund and a fine of £50 charged.

6. Security Deposit: A security deposit of £0 is required for all
reservations. The security deposit will be refunded within 0 days
of your departure, provided that there is no damage or excessive cleaning
required. A fine will be issued if the property is left in an unreasonable state or if any damages have occured. This fine will be subject to the full cost of the damage.

7. Liability: Guests are responsible for any damage to the property and its
contents during their stay. Any damage to the property or its content will be charged to the main guest for the full amount of the iteam and for any labour costs associated with replacing or repare. If the bathrobes are stolen or not replaced a fine of £50 per bathrobe will be issued to the main guest. By booking my property, you agree to release me
from any liability for injury or loss incurred during your stay.
